Property Condition Assessment

 

Due Diligence Hotel and Motel Building & Property Inspection is a comprehensive investigation of the building structure and all the systems.  We inspect service areas, guest rooms, common areas and the entire property to its limits. Included in our inspection protocol are:

  • Structure – concrete, steel and wood components
  • Building envelope – roof and sidewalls including windows and doors
  • Interior finishes – floors, walls and ceilings
  • Furnishings
  • Heating, ventilation and air conditioning
  • Electrical system and components
  • Plumbing system and fixtures
  • Fire suppression and life safety systems
  • Accessibility issues 
  • Landscaping including walks, drives, parking areas and planted areas
  • Storm water drainage 

 

CUSTOMIZED REPORTING

We can also provide estimates of probable costs to remedy defects and deficiencies and your inspection service can be customized by adding or subtracting items to fulfill your requirements at the lowest possible cost.

 

SCOPE OF WORK

Due Diligence Hotel and Motel Property Condition Assessment (PCA) generally exceeds the ASTM Standard for this service.  The inspector is equipped to investigate, assess and report on the condition of all structural components and all operating systems and fire suppression and life-safety systems and equipment.  Inspection of all interior and exterior furnishings and finishes are also available.  Drives, roadways, parking and landscaping are also inspected and the inspector walks the parcel looking for signs of hazards or hazardous conditions on the subject property and on adjacent properties.

For each item that is inspected it is the inspector’s intention to do the following:

  1. Establish suitability for use

  2. Report on the need for repair or replacement 

  3. Recommend upgrades and improvements including energy use issues 

  4. Establish remaining serviceable life expectancy

  5. Forecast inspection and maintenance routines for your use during ownership/occupancy of the building.  

 

IMMEDIATE AND LONG-TERM BENEFIT

Due Diligence Hotel and Motel Building Inspection Protocol is designed to provide you with the information needed by you, your broker and your real estate attorney prior to finalizing your purchase contract or other agreement and also to assist you in planning for operating costs by forecasting required structural and equipment maintenance routines and schedules.  The inspector will estimate remaining useful life of major components and discuss the two replacement strategies which are to replace items when they cease to be functional or to schedule replacement in advance.  The latter is especially helpful when failure of a building component would cease or slow down operations, damage finishes, equipment or furniture or make the building or a portion of the building uncomfortable or unfit for occupancy.  Read more about Property Condition Assessment

A complete Due Diligence routine includes Phase 1 Environmental Assessment.  Commercial lenders and investors routinely require environmental assessment either as part of your application package or at minimum prior to loan closing.  In many cases the potential for loss as a result of environmental contamination eclipses potential costs resulting from building defects or systems failure.  Contamination on the property or under the property in soil or groundwater or a vapor intrusion condition can have potentially devastating effects including:
