Phase 2 Environmental Assessment
When a Due Diligence Phase
I Environmental Assessment is not
able to determine property that a property is free of
environmental defect a Phase 2 Environmental Assessment is
recommended. In the case where a property is strongly suspected to be
contaminated such as in some gas stations, dry cleaners, certain
industrial properties and other properties, Phase 1 and Phase 2
are sometimes ordered together to save time and accomplish both
tasks within the due diligence period.
Phase 2 Environmental Assessment can take various forms with
the most usual being soil and groundwater testing. The Phase
1 Assessment and Vapor Intrusion Assessment can be instrumental in
determining exactly what chemicals should be tested for, where on
the site testing should be conducted and to what extent.
Lifespace Corporation does not provide Phase II services and so
we have no vested interest in recommending additional
investigation. We believe that is in your best interest that
we do all that we can to resolve all issues in the context of
Phase 1 Assessment if at all possible, and we're willing to go
above and beyond ASTM scope as necessary to achieve results.
It is our firm's philosophy that conflicts of interest are avoided
and your best interests are served by a Phase 1 provider that does
not also profit from Phase 2 services.

environmental testing laboratories across the country with the
capabilities of rapid mobilization and on-site and in-house
testing and we'll assist you by making initial contact and
providing the test provider with fast and accurate Phase 1
Assessment information. If the required testing is extensive
you may also want to get competitive quotes or use a Phase 2
provider that you have previous experience
with.
